Victoria Beliso approaches real estate with a simple idea: major decisions deserve direct, experienced representation. She works closely with clients from the first conversation through closing, helping them understand the property, the numbers, the contract and the decisions that can affect long-term value.
Victoria is a Los Angeles native who has lived in San Gabriel, Toluca Lake and Valencia. That personal connection to Valencia gives her a useful perspective for buyers considering Hollis — not just as a new Lennar collection, but as part of the larger Santa Clarita Valley and a rapidly evolving FivePoint community.
She has worked full-time in real estate since 2008, representing buyers, sellers and investors across Southern California. Her focus is practical: understand the client's goals, identify the tradeoffs, negotiate the details and keep the transaction moving without losing sight of the bigger picture.
Victoria's background did not begin in real estate. Growing up in Southern California, she spent part of her early life in entertainment as a Disney Mouseketeer and competed nationally and internationally as a baton twirler, earning championship titles along the way.
That experience taught habits that translate surprisingly well to real estate: preparation, discipline, timing, attention to detail and the ability to stay composed when the stakes rise. Those qualities matter when an offer is being negotiated, an inspection creates a problem, a deadline tightens or a new-construction purchase involves several moving pieces at once.
Victoria's business has grown through repeat clients and referrals. She values those long-term relationships and the trust that comes from clients knowing they can reach the person actually representing them rather than being passed through layers of assistants or sales staff.
Good representation should make the transaction clearer, not noisier. Victoria focuses on information, strategy and the details that can materially affect the purchase or sale.

The best deal is not always the lowest headline price. Victoria evaluates terms, timing, credits, incentives, financing, contingencies, upgrades and the total cost of ownership.
Two homes in the same collection can have very different value because of lot position, view, orientation, yard usability, upgrades, neighboring construction and future resale appeal.
A home is both a place to live and a major financial asset. Victoria helps buyers think beyond the model-home experience to the practical realities of ownership and future marketability.
Hollis is one of the larger new-home opportunities within Valencia by FivePoint, and that makes comparison especially important. Victoria can help buyers look at Hollis beside Sutton, other FivePoint collections and established Valencia resale neighborhoods instead of evaluating the model homes in isolation.
Hollis offers three large Lennar plans, but the decision goes well beyond square footage. Homesite elevation, view direction, backyard orientation, lot premiums, included features, solar arrangements, quick move-in timing, builder incentives, lender programs, HOA obligations and special taxes can materially change the value of one opportunity compared with another.
Victoria can help you compare Hollis Plan 1, Plan 2 and Plan 3, evaluate current quick move-ins, understand how Hollis differs from neighboring Sutton and look at the purchase from the buyer's side rather than only through the builder's presentation.
The builder's sales representatives work for the builder. If you want Victoria involved as your buyer's agent, contact her before your first model-home visit or online registration so builder representation requirements can be addressed correctly from the beginning.
Whether you're focused on Hollis, comparing it with Sutton or another Valencia neighborhood, or deciding between new construction and resale, start with a conversation.
