Two Lennar Collections • One New Valencia Enclave
Hollis is not divided into smaller named subdivisions. It is one Lennar collection, so the neighborhood comparison that actually matters is Hollis versus Sutton — the adjoining Lennar collection being built beside it on the same scenic ridge in Valencia by FivePoint.
The two collections opened together in August 2026 and are expected to become one connected neighborhood of approximately 182 homes. Both offer two-story detached single-family homes, private front and back yards, two-car garages and access to Valencia's master-planned parks, pools, trails and recreation spaces.
Their biggest difference is scale. Hollis starts above 3,100 square feet and reaches 3,555 square feet with four- and five-bedroom designs. Sutton is smaller, ranging from about 2,663 to 2,907 square feet with four bedrooms. That makes Hollis the natural first stop for buyers who need more living space, more flexible rooms or a larger long-term home.

Hollis is the larger-home choice in this two-collection neighborhood, with three plans designed around generous gathering spaces and flexible rooms.
Plan 1 is approximately 3,154 square feet with four bedrooms and 3.5 baths. Plan 2 increases to roughly 3,320 square feet, also with four bedrooms and 3.5 baths. Plan 3 reaches approximately 3,555 square feet with five bedrooms and 3.5 baths. All three plans include two-car garages.
The layouts go beyond bedroom count. Depending on the plan, Hollis includes features such as a California Room, downstairs bedroom suite, upstairs loft, primary-suite retreat, home office and additional ensuite bedroom space. Those features make Hollis especially relevant for buyers planning around guests, work-from-home needs, older children or multigenerational living.
FivePoint currently publishes Hollis from the low $1 millions. Because builder prices, premiums and incentives move independently, the most important comparison is often the actual completed or released homesite rather than the advertised base price alone.

Sutton shares the same new-enclave setting with Hollis but offers a more compact footprint and a lower published starting range.
Sutton's three designs run from approximately 2,663 to 2,907 square feet. Each has four bedrooms, three bathrooms and a two-car garage. The plans emphasize open-concept main living areas, a first-floor bedroom and upstairs bonus space, with the largest plan adding extra flex space on the main level.
FivePoint currently publishes Sutton from the upper $900,000s. For buyers who like the Hollis/Sutton location but do not need more than 3,000 square feet, Sutton can provide a similar neighborhood experience while keeping the home itself smaller and potentially reducing the total purchase price.

Hollis and Sutton are among the first residential collections opening in this newer portion of Valencia by FivePoint near Magic Mountain and east of Commerce Center Drive. Their elevated position, traditional detached-home format and private yards give the neighborhood a different feel from many of the attached and condominium-style collections elsewhere in the master plan.
Two buyers can choose the same Hollis plan and still end up with very different properties. In a new hillside neighborhood, the homesite itself deserves nearly as much attention as the floor plan.

Hollis is the stronger fit when extra square footage, a fifth bedroom, larger flexible spaces or multigenerational possibilities justify the step up. Sutton can make more sense when four bedrooms and under 3,000 square feet are enough and the buyer wants to stay closer to the lower end of this new enclave's pricing.
Once the collection is chosen, compare the actual homesites. Orientation, backyard usability, views, lot premiums, included upgrades, solar arrangements, HOA obligations, Mello-Roos, builder incentives and move-in timing can change the value equation considerably.
